Inspections during COVID-19.

As some of the COVID-19 restrictions are being lifted or reduced, the real estate industry has had good news over the last couple of weeks with the announcement that agents and property managers are allowed to conduct inspections again.

This is not as black and white as it seems and there are still restrictions governing people who are conducting inspections. There is one clear distinction, and this is whether the property currently has a tenant living in it or not.

Scenario 1: A tenant is vacating a property and the property manager wants to show a prospective tenant through. This is fine as long as it is by private appointment only.

Scenario 2: A tenant is living in a property which is being sold and the agent wants to show a prospective purchaser through. This is fine as long as it is by private appointment only.

Scenario 3: A routine inspection is due at a rental property that is tenanted. A property manager and/or a landlord are not allowed to conduct a physical inspection at the property. This has to be conducted by audio-visual only and the tenant must cooperate for this to happen.

Scenario 4: A rental property is vacant with no tenant. Whether the property is being re-let or for sale either the property manager and/or agent are able to conduct open inspections.

In all the scenarios above, social distancing must be adhered to and only a maximum of 10 people (excluding staff) is allowed in/on the property at any one time, this includes outside (front and back) as well. There is also relevance to the size of the property as to allow social distancing restrictions being applied, this is limited to 1 person per 4 square metres. So, if the property is a small unit then a maximum of 10 people inside may not be possible.

This information is obviously subject to change, and as we have recently experienced with the lifting of restrictions on cafes, restaurants, pubs, clubs and wineries changes can be extremely quick!
